Some of the responsibilities
Pipeline and Scoring
. Identify and evaluate potential acquisitions and market trends using third-party data.
. Assist in pipeline assessment and prepare leads for initial review and scoring.
Underwriting
· Perform underwriting for asset acquisitions and prepare pro-forma financial models.
· Facilitate document management and analyze complex/confidential data.
. Conduct market research + analyze historical data and transactions.
Due Diligence, Closing Process, and Portfolio Management
· Coordinate due diligence, market validation, inspections, and property reports.
. Obtain public records for prior sales and real estate tax confirmation.
. Estimate replacement costs and manage inspections when needed.
· Oversee due diligence and closing processes for loans and properties.
· Prepare investor reports, conduct analyses, assist in landlord-tenant relationship.
The ideal candidate:
. Bachelor's degree in Finance, Business, Engineering or another related field.
. 2-5 years related experience. Must have financial modeling expertise with a strong
understanding of financial concepts.
. Exceptional Excel modeling skills and experience with complex financial modeling and
cash flow waterfalls is a must. Demonstrated proficiency in PPT.
. Understanding of joint venture operating agreements and how to model JV waterfalls
with multiple tiers and how to evaluate loan agreements for potential default risks and
cash management complexities.
