We are looking for one of our clients, a Senior Investment Analyst. Our client offers real estate investment services to high and ultra-high net worth individuals, family offices and institutional investors. They invest in select income-producing properties in the USA & UK.
Their main goal is to provide investors with solutions for capitalizing on the opportunity to acquire and realize profits within certain developed real estate markets by offering an all- encompassing property investment portfolio of services. Their investment process is focused on selecting and executing good investments through rigorous and thorough fundamental analysis and due diligence, efficient structuring and financing, monitoring, and hands-on servicing.
The candidate needs to be well organized and thorough with the desire for continuous improvement, multitasking ability, due date compliance, teamwork & strong commitment.
Some of the responsibilities
Pipeline and scoring
• Identify & evaluate potential acquisitions & market trends, utilizing third party data.
• Assist in the pipeline assessment process.
• Prepare leads to be reviewed with initial read and scoring.
• Lead analysis, which typically include phone calls and follow up emails to brokers or
information data gathering from public records.
• Discover & source geographic-specific real estate agents to provide qualified leads.
• Create and maintain professional relationships and manage broker network to ensure
business has a constant supply of leads, and to support and validate assumptions.
Underwriting
• Perform underwriting for asset acquisition.
• Prepare pro-forma financials model including financing alternatives.
• Prepare private placement memorandums. Maintain all shared folders updated and in order.
• Facilitate efficient flow of information and document management by collecting, reviewing,
analyzing, processing, generating, and distributing complex and/or confidential data,
business documents, reports and various business correspondence.
• Conduct market surveys, obtaining relevant market and sub-market data for target
properties, including population, job growth and other relevant statistics.
• Analyze present and past data, transactions, and results for the real estate department.
Due diligence, closing process and portfolio management
• Coordinate all aspects of due diligence, including validation of market lease and sales comparables, inspections and property condition reports with agents or contractors.
• Obtain county and public records to confirm prior sales of asset and real estate taxes.
• Estimate replacement cost.
• Coordinate in-situ inspections, when needed.
• Manage due diligence and closing process for both loans and properties.
• Review and abstract legal documents to determine the financial impact on real estate associated transactions.
• Analyze proration and review closing statements for accuracy.
• Lead write up of due diligence reports.
• Coordinate closing binder and hand-off to controller.
• Provide recommendations to senior management, which may lead to price adjustments,
deal restructurings, potential terminations, or other actions to protect/optimize transaction.
• Lead in preparation of quarterly investor reports and provide any ad-hoc analysis
• Assist in the supervision and development of the landlord-tenant relationship.
• Assist in monitoring and managing the portfolio.
• Manage relations with third party property managers: engage and set
expectations/deliverables
The ideal candidate
• Bachelor’s degree in Finance, Business, Engineering or another related field.
• 2-5 years related financial modeling experience with a strong understanding of financial
concepts. Nice to have, not excluding real estate concepts such as DCF, IRR, NPV, NOI, cap rates, etc. Strong understanding of real estate principles and a working understanding of real estate proformas and valuation methods.
• Exceptional Excel modeling skills and experience with complex financial modeling and cash flow waterfalls is a must. Demonstrated proficiency in PPT.
• Understanding of joint venture operating agreements and how to model JV waterfalls with multiple tiers.
• Understanding of how to evaluate loan agreements for potential default risks and cash management complexities.
